Board grants three structure variances in May meeting

NY HAMBURG — Zoning board approves animal rescue center at former strip club site. The Hamburg Board of Zoning Appeals unanimously approved a use variance for the 10 Lives Club to occupy 3747 Lakeshore Road, a one-acre industrial parcel formerly housing a strip club. The property declined in value from $2.5 million in 2017 to approximately $750,000 under current contract.
Attorney Kathleen Moriarty argued the lot cannot accommodate industrial uses and cited the building's troubled history: a murder, recurring break-ins with $10,000 in stolen goods, and persistent drug activity. All seven board members voted to approve renovation into an animal rescue facility with veterinary services and expanded shelter space. The board also unanimously approved three residential variances.
