NY HAMBURG — Planning Board conditionally approves Gateway Building mixed-use project with 863 spaces. The board unanimously approved site plan and preliminary plat for 3556 Lakeshore Development's scheme, dividing the 25.32-acre site into two lots: a 15.12-acre parcel with the Gateway Building, proposed hotels, and parking; a 10.2-acre parcel with proposed condominiums. The approvals incorporate dark-sky-compliant lighting and a walking-trail requirement.
The board also unanimously approved Seven Brew Coffee's 510-square-foot two-drive-thru facility at 3701 McKinley Parkway and granted preliminary plat approval for Chris Van Leaven's four-lot subdivision at 4261 Lake Shore Road, waiving sidewalk installation. The board tabled a childcare center proposal pending Zoning Board variance approval and deferred a battery energy storage system to August 5, requesting hazard mitigation analysis, noise study, and battery-technology clarification.
